MYTH 01
"I've owned a home before, so I can't qualify."
False. There is no first-time homebuyer requirement. If you meet the income and property criteria, prior ownership doesn't matter.
MYTH 02
"USDA is only for farms in the middle of nowhere."
Not even close. Eligible areas are everywhere. Only the larger cities are not eligible.
MYTH 03
"I need perfect credit and a fat down payment."
You don't. Credit as low as 580 qualifies or 620 for manufactured home.
MYTH 04
"I'll have to pay for repairs and new appliances out of pocket."
Not necessarily. You can wrap closing costs and new appliances into the loan, up to the appraised value. Escrow for repairs is allowed.
